Topic: Leasing Tips and Traps for Facilities Professionals (meeting itinerary)
LFMC member Tamara Miller (SHMC) has a background in law from the University of Oregon and started working at Peace Health while in school working with the business office. She was approached to oversee trust estates, deed claims and managing leases for the organization and has been with Peace Health for 25 years. Her official title is System Manager for Property Management and she oversees the team that manages all non hospital properties in Oregon, Washington and Alaska. Tamara will provide a brief presentation to LFMC discussing her experience with lease negotiations, clarifying expectations for all parties in a contract, financial considerations in an agreement and security when sharing a space with tenants. Presentation will open group discussion by all facilities, maintenance and risk professionals in attendance for the monthly LFMC meeting.
One tip Tamara noted in dealing with rent escalators is to have a firm agreement on what they are based upon as this can be calculated differently by many organizations, most common is consumer price index (CPI) or a flat fee. Landlords who are not diligent about the escalators may find themselves trying to recoup expenses as a lump sum for years rather than agreed gradual raises, this can cause a conflict for both the tenant and the leaser. As landlords the collection of funds is essential to an organization’s success, as a tenant poor management by a landlord can negatively impact the ability to hold to a budget. Clarity in the negotiations and the contract agreement is important to a positive experience by all parties.
